East Barn is well positioned within this attractive village, being located on the road which leads through the village and down to Putsborough Beach.
The property itself dates back to 1929 and has been the subject of sympathetic modernisation by the current owners including features such as stained glass windows, stripped pine doors, bow windows and attractively tiled flooring. The extensive works that have been undertaken since their ownership have included an extension, balcony, newly fitted kitchens, bathroom/showers, and new plumbing and electrics with modern upright radiators fitted throughout. There is underfloor heating to the garden apartment. .
With the main 4 bedroom accommodation arranged to the ground and first floor, the recently completed 3-storey extension provides a self-contained 1 bedroom garden apartment with the opportunity for holiday letting income/accommodation for a dependent relative or use as a guest suite. This apartment is accessed via stairs leading down from the side of the property but also has the undoubted advantage of an attractive, internal staircase. This enables the accommodation to flow with the main house if required and providing ample reception rooms, 5 bedrooms with 2 en-suites. Alternatively the garden apartment could be arranged to provide accommodation suitable for home working or playrooms/cinema room etc, all dependent upon one's own requirements.
The main accommodation to the ground and first floor provides an open plan kitchen/snug with wood burning stove and the recent addition of a substantial balcony overlooking the garden, the village and out to the surrounding countryside. The kitchen was fitted in 2020 when the major works were undertaken and looks out over the balcony and the village. A door leads from the kitchen to the side of the property giving outside access. An attractive, turned staircase leads from here down to the garden apartment and there is a utility area within the snug of this room. A separate living/dining room completes the ground floor accommodation.
The staircase rises from the entrance hall to the first floor accommodation where there are 4 double bedrooms with the master bedroom having a recently fitted en-suite bathroom with shower over. There is an attractive family shower room on this floor also.
The garden apartment is extremely spacious and provides a lovely garden/family room with double doors opening onto the south facing terrace, and a good sized and well fitted kitchen. The master bedroom completes the apartment, which also opens onto the terrace and benefits an attractive ensuite shower room.
