2 brand new high specification homes with stunning sea views
Mortehoe, Woolacombe
Offers In Excess Of (OIEO) £950,000
Plots 1 & 2 Sharp Rock enjoy fantastic sea views from both levels across Woolacombe beach, Morte Point & out to Lundy Island. They are situated in an elevated position above Grunta Beach, with Combesgate, Barricane & the main 3 mile expanse of Woolacombe to Putsborough surfing beaches within walking distance.

The stunning houses have been clad with hand cut stone quarried from the site during excavations and are completely unique. Facades and upper levels are clad in rainscreen using reclaimed Hemlock timber sourced from barns and farm buildings in Europe. This means that the external cladding materials carry a very low carbon footprint and give the buildings their striking appearance. The expansive glazed facades, spacious balconies for al fresco dining and the clever use of Oriel windows in the second bedroom mean that views can be enjoyed from most rooms.

Modern technology and energy efficiency has been to the forefront of the design of these coastal homes to create a warm and comfortable living environment. This includes a ventilation and heat recovery system which constantly removes stale warm air from the interiors and via a heat exchanger, uses this to warm fresh air from the outside. This extremely clean air living is not only beneficial to the environment but is cost effective and extremely helpful to those who may suffer from allergies or breathing problems. There is also a summer bypass system to aid cooling in the warmer summer months.

High quality fixtures and fittings are used throughout to give an exceptional quality of finish. Each house is fitted with a Nest smart home system which controls heating, lighting, security cameras and automatic door releases. This is all controllable via wireless home tablets on first and second floors.

These amazing homes are laid out over three floors with the beautiful open plan kitchen/dining/living room to the top floor offering wonderful reception space and opens to the large balcony, with sea views. There is a high specification Masterclass kitchen with integrated Neff appliances and Corian worktops. A large central island houses an induction hob, full size wine fridge and breakfast bar.

On the first floor there is a master en suite with large balcony, a second en suite double bedroom with Oriel window to enjoy the views and a third bedroom and family bathroom. To the ground floor there is a utility/store room with wc and garage.

All bathrooms including the downstairs wc are fitted with wall hung Duravit ceramics and vanity units with large mirrors.

Wildflower roofs which help the building blend into the hillside, absorb water to prevent run-off and provide a habitat for wildlife, supporting the Bio-Diversity of the surrounding area.

The property is accessed via a shared tarmac driveway to a parking area to the front of each property with landscaped planted areas. The garage is accessed via electric door and also a personal door from the hallway. A useful storage area has been built into the external wall where the operating controls for the heated outdoor shower are housed to prevent corrosion. There is ample parking for two vehicles to the front of each property.

Mains Gas/Electricity and Water. Full wet underfloor heating system serviced by modern, efficient gas boilers. The hot water cylinders and heat recovery units are situated in the spacious plant rooms at the rear of each ground floor which also house a full utility room with space and plumbing for washing machine, dryer and storage space in fitted units. These also provide ample hot water via unvented systems.

National Trust ground surrounds the area with Morte Point being a very popular area to enjoy stunning walks around the coastline to Mortehoe which features several tea rooms and pubs, a thirteenth century church and Mortehoe Heritage Centre which recounts the area's rich maritime history. Mortehoe is also the starting point for many scenic walks along this dramatic stretch of coastline. Just north of the village and reached only on foot, is Rockham Beach lying at the base of the 100 ft cliff, an ideal location for a peaceful day on the beach.

The coastal village of Woolacombe is a short distance from the property and is popular with both families and surfers alike due to its three-mile long golden sandy beach. Woolacombe offers a picturesque golf course and interesting choice of shops, bars and restaurants. The famous surfing beaches of Putsborough, Croyde and Saunton are all within easy reach.
