Detached 6 bed house with sea and countryside views
Woolacombe
Offers In Excess Of (OIEO) £1,175,000

Set in an elevated and enviable position on Poole Lane, Woolacombe, this impressive six-bedroom detached home offers an exceptional combination of space, versatility and coastal living.

Having been in the current ownership since 2012, the property was extensively renovated and extended in 2018, creating a generous and adaptable home ideally suited to modern family life.

Woolacombe is renowned for its beautiful sandy beach and dramatic coastline, while the property's position on Poole Lane offers a quieter setting away from the immediate bustle of the village with the appeal of views across Woolacombe Bay and the surrounding countryside.

The accommodation is arranged over two floors, providing approximately 2,090 sq ft (194sq m) of accommodation, together with a 387 sq ft (35.9 sq m) garage.

The ground floor offers a welcoming entrance, generous living room, separate kitchen/dining room opening onto a decked terrace, utility room and cloakroom, together with three further areas of flexible accommodation comprising Bedroom 3, Bedroom 4 and the Snug. The living area benefits from underfloor heating, creating a particularly comfortable and welcoming space, while radiators provide heating throughout the remainder of the property. The central heating system is served by an oil boiler.

Upstairs are a further three bedrooms, including Bedroom 1 with ensuite shower room and Juliet balcony to enjoy the views, Bedroom 2 and Bedroom 5, together with bathroom facilities and a useful bedroom/study/office. The arrangement gives the property considerable flexibility for a large family, home working, guests or those looking for adaptable living arrangements.

One particularly interesting feature is the potential to reconfigure Bedroom 4, the Snug and Bedroom 3 to create a more self-contained area of accommodation. Subject to the necessary planning permissions, building regulations, consents and any other relevant requirements, this part of the house could potentially be adapted to provide accommodation for a dependent relative or family member, offering greater independence while retaining the convenience of being within the same property. It could also provide an income from holiday letting or short hold tenancy.

The combination of sea and countryside views is a defining feature of the property. From its elevated position, the home enjoys a wonderful North Devon coastal outlook, with the surrounding country landscape providing a constantly changing backdrop.

The location is particularly well suited to those seeking a coastal lifestyle, with Woolacombe's celebrated beach and coastline close by, alongside the walking, surfing and outdoor pursuits for which this part of North Devon is known.

The property also benefits from a substantial detached garage of approximately 387 sq ft, providing excellent storage and parking potential, as well as useful space for hobbies, equipment or vehicles.

Whether you are looking for a large family home, a coastal retreat, a multi-generational property or a home that can evolve with changing family needs, this six-bedroom residence offers a rare degree of flexibility.

With its elevated position, sea and countryside views, generous accommodation, substantial garage and potential to create more independent living for a dependent relative (subject to planning), the property presents an exciting opportunity to make a substantial Woolacombe home your own.
