Located just one mile from the 3 miles of golden sands at Woolacombe, this property offers a great opportunity to live a country life whilst being just 1 mile from the surf!
This property comes to the market for the first time since it's build in 1990 and whilst there is some expenditure required on the main house, this gives the undoubted opportunity for a new owner to arrange the accommodation to suit their own individual requirements.
Currently the main house benefits from a large sitting room with log burning stove and spacious kitchen/dining room with Rayburn cooker (we cannot confirm this is in working order). There is a small utility, separate cloakroom and door leading through to the studio annex.
There is also an external door off the utility room giving access to the completely self contained studio accommodation (this can also be accessed via the main entrance porch). Within this large open plan space, there is a fitted kitchen area and an ensuite shower room. This area could either be let separately as a studio for holiday accommodation or shorthold tenancy or could be incorporated into the main accommodation providing a very spacious master bedroom plus ensuite family use or for dependent relative.
The property is approached through double gates leading to a large driveway with ample parking for numerous vehicles and gates access to the land and the rear of the large barn and arena.
A garden gate opens to a path around the front of the house where there are south facing gardens. This path continues to the east side of the house where there is a wooden ramp leading up to the kitchen door. There are two greenhouses, a timber summerhouse on this side and a disused ornamental pond within the garden. There is also access to the large barn via a stable door.
Within the large agricultural barn there are numerous stables, tack room, wc, hay storage areas and open workshop areas. There is a further small open fronted equipment store to the rear of the large barn together with a wooden chicken house (disused).
The land lies to the north and east of the property and is currently divided into four enclosures and a small arena. Most recently the land has been used for pigs and horses and it is considered ideal for those looking for a change of lifestyle and to keep ponies/horses, poultry, sheep or indeed any livestock.
A great opportunity for a change of lifestyle very close to the surf!
