Mandalay enjoys an elevated position approached over a tarmac driveway with pillared entrance and offers a high degree of privacy and seclusion. Beautiful gardens complement and surround the property, having been lovingly tended, providing lawned areas, flower borders with a variety of established shrubs and flowers, a wildflower garden and an abundance of mature trees. Consequently, there is never a shortage of places to sit and enjoy the beautiful surroundings!
Adjoining these stunning gardens and wrapping Mandalay on two sides, is a paddock of approximately 1 acre which the current owners have mown to create wonderful amenity space, but which in the past has provided grazing for horses. This paddock has a separate gated access to the highway and has the benefit of current planning permission (2021) for two properties. The planning documents can be seen on the North Devon Planning Portal under planning application number 72958.
This attractive, individual home provides spacious accommodation with 3 reception rooms, well fitted kitchen/breakfast room with 4 oven Aga, utility, and cloakroom to the ground floor. A feature circular staircase rises to the first floor where there are 3 south facing bedrooms, 2 with en suites. To the east, 3 further bedrooms, (2 with en suites) and one currently arranged as a study, and also a family bathroom.
When the current owners took occupation in 2006 they carried out extensive refurbishment including new bespoke kitchen, bathrooms, bespoke oak doors/skirtings, bespoke bedroom furniture and some new flooring.
There is stabling for two horses and a tack room (currently providing excellent storage and workshop space), a wonderful wooden framed greenhouse/potting shed and a magnificent vegetable garden - this house has something for everyone. It is considered that the vegetable garden would provide a great space for a swimming pool if required or perhaps even a tennis court, subject to any necessary planning permissions.
With a double and single garage there is ample room for cars, surfboards, ride on mowers etc and driveway parking for numerous cars.
A viewing is highly recommended for those seeking a property within walking distance of a village and within easy striking distances of the stunning surfing, sandy beaches of Saunton, Croyde, Putsborough & Woolacombe, Exmoor National Park and the beautiful countryside of North Devon.
About the area
Georgeham is a pretty village with a thriving community with well regarded primary school, general stores, church, village hall, recreation ground and two very popular public houses, all of which are within walking distance of Mandalay.
For those looking to be close to the fabulous surfing beaches but yet able to escape ‘from the madding crowd’ at the end of the day, Georgeham has proved to be a well favoured option.
Secondary education and more extensive facilities are provided in Braunton, just 3 miles away and Barnstaple is 9 miles, with all the facilities you’d expect from the region’s main centre, including hospital, leisure centre, historic Pannier market, supermarkets, home improvement stores, restaurants, bars, clubs, schools, colleges, rail link to Exeter, and more.
Georgeham is just over an hour’s drive from Tiverton station, with mainline connection to London Paddington (2hrs) and road access is via the A361 North Devon Link Road, which connects to the M5 (also just over an hour)
Directions to Find
On entering Georgeham village from Croyde, proceed along the main road through the village and take the right turn opposite the Village shop onto Newberry Road heading towards Darracott. Continue along this road, passing Longland Lane on your left, drop down the hill and as the road bears right the pillared driveway to Mandalay will be found on the left hand side just after the bend.
