With sea views, being just a few minutes walk from this sandy, surfing beach and with established holiday rental enjoyed from Beach Cottage and potential holiday rental from Westover House (first season 2021), the potential and flexibility of this accommodation here should not be overlooked. There is most definitely an opportunity for further development (subject to any necessary planning permissions).
This property has a lovely private and enclosed south facing front garden which is laid to lawn with mature trees and shrubs and is accessed from all reception rooms of the main house.
The accommodation is currently arranged as kitchen/dining room, sitting room, reception room, large entrance/utility room and downstairs cloakroom to the ground floor. On this floor there is also a pantry which gives access to Beach Cottage.
Stairs rise to an attractive galleried landing with stained glass windows with three bedrooms, one double with en suite, one bunkroom, one extremely large master bedroom. All three bedrooms have views to the sea and there is also a family bathroom to this floor.
From the main landing a door leads through to a further landing which gives access to bedroom 4/study with further room off (currently used for storage). These two rooms could provide additional bedrooms if required.
From this inner landing there is an inter-connecting door which opens into the first floor of the studio apartment which is dual aspect and has space for a sofa bed if required. A ladder style staircase leads down to a kitchen/breakfast room with modern shower room off. There is an entrance door into this studio apartment which opens into an enclosed courtyard with gated access from the parking area and therefore this accommodation could be self contained if required.
To the rear of the property a separate studio/office has been created which could provide an ideal office/gym/bike room etc.
The accommodation within Westover House offers great flexibility and can be arranged to suit any number of requirements. Below are just a few suggestions but there are many different configurations that could be considered.
Accessed from the driveway to the side of the property there is a large storage area and it is considered that this, combined with the first floor study/storage room which is located above, could be converted to provide further separate accommodation for rental or family occupation, if required.
If a ground floor bedroom and bathroom are required (this is very popular with holiday rentals in order to accommodate those with limited mobility for example) then it is considered that the storage room next to the existing cloakroom on the ground floor, could be combined to create a shower room. The dining room could then be utilised as an attractive double bedroom with access to the garden.
This property is attached to Westover House and has separate gated access from the front parking area leading to an enclosed, mature, lawned, south facing front garden with side access to the rear courtyard.
The accommodation comprises entrance hallway (with inter-connecting door to Westover House if required), contemporary shower room, south facing sitting room, modern kitchen/dining room and rear hallway where there is access to the courtyard, and separate utility room.
Stairs lead from the hallway to a large galleried landing with 2 south facing bedrooms with sea views, a further double bedroom and modern family bathroom.
The decked rear courtyard also has side access, offering a great entertaining space.
This 3 bedroom self-contained accommodation has been successfully operating as a holiday let for many years. (The property has separate utilities with the exception of water).
The property is accessed via a shared tarmac driveway giving access to parking to the rear for approximately four vehicles with a further gravelled parking area to the front of the property for a further three vehicles (giving space for guest's parking for Beach Cottage when let).
As mentioned, there is a lovely south facing mature and enclosed front garden to both Westover house and Beach Cottage together with a rear courtyard to Beach Cottage and small rear courtyard to the studio.
Westover House and Beach Cottage are positioned next door to Parkdean, Ruda holiday Park which is very convenient as there are many amenities on the Park which are open to residents including the Cascades Adventure Pool, shop, bar/entertainments etc.
Westover House: Oil fired central heating, mains electricity and water & drainage.
Beach Cottage: Separate services of oil fired central heating, mains electricity & drainage. Water shared with Westover House.
NB: To fully appreciate Westover House & Beach Cottage a viewing is strongly recommended.
See the floorplan for the room sizes & please note that the internal photos have been taken with a wide-angle lens to give the full extent of the rooms.
