This lovely, extended property, comes to the market for the first time since it's build in 1995 and is positioned in a great location within this fabulous surfing village, offering easy access to both beach and the village amenities.
To the ground floor there is a large conservatory with bi-fold doors opening out onto the deck. This gives access to a double bedroom with en-suite (converted from the original garage). The conservatory, bedroom and ensuite benefit from underfloor heating. There is also access from the conservatory to a useful utility room and storage shed (in need of some modernisation).
The conservatory leads through to a well fitted kitchen (replaced in 2017) with breakfast bar area and this opens into the sitting room. From here stairs lead to the first floor.
The three bedrooms to the first floor enjoy a lovely outlook (with a sea view towards Lundy possible from the master bedroom) and it is considered that this home is suitable as a family home (as at present) or second home/holiday rental which has been the case in recent years. There is a family bathroom to this floor with the benefit of a shower over the bath.
The decked area is a great space for outside living throughout the day and benefits from a separate gated entrance. It is thought that the shed attached to the utility room could perhaps be upgraded to a wet room (subject to any necessary planning consents and building regulations). This would offer surfers and those spending the day digging in the sand, an opportunity to wash off before entering the house via the utility room.
The elevated position of the property gives a lovely outlook over the adjoining field and across to the hillsides that border the village.
Rental projections are available from our sister company Ocean Cottages upon request.
If you wish to arrange a viewing please make contact as a walk through tour is available in the first instance.
NB: The Google Street View was taken many years ago, prior to 2008, and does not show the bedroom which was added over the garage (along with the adjoining property which also extended to create a similar bedrroom).
