Set in approximately 1.5 acres, Luckenborough comes to the market for the first time since it was built in 1971 and enjoys stunning sea views from all the living areas and 4 of the bedrooms. Having been sympathetically modernised over the years to provide open plan living to the kitchen/dining and living areas, this special property continues to stun the many holiday rental guests who visit each year. Providing 5 double bedrooms and ample bathrooms, there is plenty of space for all the family!

Approached over a cattle grid and its own sweeping private driveway, Luckenborough sits in an elevated position and looks out across the village, Saunton Down, the beach and across the sea to Hartland Point & Lundy Island.

There is a large glazed entrance hall opening into the open plan kitchen/dining/living room which enjoys fantastic views over the gardens and out to sea. The living area has a wood burner and sliding glazed doors with steps leading onto the terrace, making the most of the incredible view. The contemporary kitchen is well equipped and there is a separate utility room with stairs leading down to the spacious second bedroom. This incorporates an en-suite shower room and French doors leading to the parking area. The boiler room is also located in the undercroft, accessed from this bedroom.

Four of the double bedrooms are positioned to the front of the house, each with a stunning outlook over the sea. The master bedroom has an en-suite bathroom with private access to the front terrace. A family bathroom with bath & shower and a further shower room service the other bedrooms on this floor.

The gardens are laid to lawn and are for the most part sloping with a small coppice providing additional privacy towards the bottom of the driveway. The gardens include a significant plot, separated by hedgerows from the main house and gardens, with interesting future development potential, subject to PP. There is a bin store, shed and oil tank positioned within the parking area which has ample space for 4/5 cars.
