A superb family residence set in approximately half an acre of mature and well tended gardens. Within the grounds there is a very attractive one bedroom self contained annexe suitable for use by friends and relatives, a wonderful potting shed for the garden enthusiast and a substantial double garage.

The house itself has many reception rooms and can be arranged to suit one's own requirements but currently provides a well proportioned hallway with, to the ground floor, main sitting room, study/second reception, dual aspect breakfast room, kitchen, utility, formal dining room and dual aspect sitting room.

An attractive staircase leads up to the half landing where there is a cloakroom and to the first floor there are four double bedrooms each with an en-suite. The views from these rooms across the wooded valley and gardens are delightful.

The very attractive one bedroom annexe was built in 2017 and offers ancillary accommodation to the main house. This cannot be used as separate accommodation but would be ideal for dependent relative or guests.

The potting shed sits elevated above the garden within an area of more natural grass land, and young trees including silver birch, Japanese maples and magnolia. There is planning permission in place to extend this potting shed to include a machinery store plus planning for a large greenhouse on a higher level. The views enjoyed from this vantage point are wonderful, looking across to where two wooded valleys meet.

The beautiful gardens are a real feature of this substantial home being laid to lawn with mature flower beds and trees.

A double garage sits elevated on the driveway and provides excellent storage.

With a gateway to the beach, a stroll down to the sea and the coastal path can be a daily pleasure, where a trip out on the kayak or fishing from the rocks can provide you with supper on the bbq!

Lee Bay is renowned locally for its kayaking, fishing and spear-fishing, and offers a wonderfully secluded hidden gem of a beach which can only be accessed when the tide is right and which is a firm favourite with the locals in the summer!

Those seeking surfing beaches have only a short drive to reach the 3 mile golden sands of Woolacombe & Putsborough and a little further those of Croyde and Saunton. Spending the day surfing the waves on these very popular beaches and being able to retreat from the hubble bubble, through fuchsia lined lanes, to this scenic village is considered the icing on the cake for many.

The nearby larger village of Braunton provides a wide range of local amenities to include post office, health centre, three primary schools, senior school, pubs, restaurants, library and a range of shops.

North Devon’s regional centre of Barnstaple is about 14 miles and houses the area’s main business commercial, entertainment and shopping venues. With a fabulous mix of Victorian & Georgian architecture along with an extensive range of both business & leisure facilities, banks & post office.

The North Devon link road can be accessed at Barnstaple and provides the link to the M5 at Tiverton, junction 27. Tiverton Parkway railway station has regular mainline services to London Paddington in just over 2 hours.
